Entrance around the back through a wrought iron gate, to the left the outbuildings and to the right the house. Entrance to the house into a large hallway with guest toilet, sink and wardrobe. From the living room oak stairs lead to the mezzanine and the first floor.

Behind the living room the kitchen that is large enough for a dining table. The kitchen needs replacing but is actually usable. From the living room access to a small study again with riverview. To the right of the entrance a ground floor bedroom with fire place, oak beamed ceiling and river view. This bedroom has a ensuite bathroom with bath, shower, toilet and double sink. This bathroom is very funky indeed and will need replacing by something more neutral. Furthermore on the ground floor a utility with the heat pump for the geothermal central heating system.

The oak stairs from the living room lead to a large mezzanine with a second sitting area. From the mezzanine a hallway leads to a big playroom of 33m2 and 4 bedrooms ranging in size from 10 to 13m2. They are not very big but cosy. Some of them could be joined and the playroom would make a great master bedroom. Furthermore on this floor a bathroom with shower, bath and sink and a seperate toilet. This bathroom is more neutral but could be replaced as well.

On the ground floor, stone floors through most of the living area, tomettes and carpet in the bedroom. On the first floor carpets.

Outside:

There is a small caretaker's house that needs renovating with a wine cellar under it, a rarity in this area. Furthermore a covered terrace, a wood store and a large garage/barn. The garden is planted with fully grown trees. It looks like a little park with its elevated tea gazebo and terrace with view on the river. It also has a heated pool of 12 by 6 mtrs.

This truly is a house built for pleasure. It is in a general good condition with new gepthermal heating system and heat pump for the pool. It will need some work on the decor but it is a charming house on a exeptional location. River views and close to Beaune with a restaurant on walking distance, ideal.
