Character Village House to Refurbish

This spacious stone-built village property sits within an enclosed garden and is in need of a gentle refurbishment to create a charming character house. Immediately habitable, it is located the northern Auxois sector close to the market town of Epoisses, the medieval town of Semur en Auxois and within easy reach of the TGV station at Montbard for Paris

The property property is located near the centre of the village and is close to the church and mayors office. Entry is through large tall wrought iron gates. These need painting, but are in good working condition. Beyond the gates is a large garden which lies in front of the house. It is covered by a large lawn and surrounded by shrubs and trees. A two metre high wall encloses the garden providing privacy.

The house itself is comprised of a wine cellar, two floors of living space and an attic suitable for conversion. Entry is through a high-ceilinged reception hall, which leads to a dining and kitchen area. The dining room is fronted by French doors that look onto the garden. Basic kitchen facilities are in place as well as a small wood stove. Behind the kitchen is a bathroom with a wash basin, shower, bidet and toilet. Next to the kitchen and dining area is a charming living room. It has an open stone fireplace, oak beamed ceiling and stone tiled floor. There is also a double bedroom on the ground floor.

Back in the reception hall, a wooden staircase leads to the second floor. The upper level of the house offers a large master bedroom and a smaller single bedroom. A door leads to a stone staircase that descends to the garden, while another door provides access to the attic which is waiting to be converted into a habitable area.

The vaulted wine cellar is under the living room and has an old bread oven. It is accessed from the front of the house.

There is also a separate storage room for bikes, firewood and garden furniture. This is located off the reception hall.

In addition to the main property, there is a small plot of land opposite the entrance gate where a garage can be built. There is evidence of an old stone garage still in existence.

In general, the walls and roof are in good condition, the windows and shutters are in reasonable working order and the electricity is relatively new.

This house provides a good opportunity for a manageable project that will to create a wonderful holiday home or principle residence.
