Character Village House

Spacious stone-built village property with an enclosed garden located in the northern Auxois region, less than 30 minutes’ drive from the market town of Epoisses, the medieval town of Semur en Auxois and the TGV station at Montbard (for Paris). Immediately habitable and ready to use.

It has an open stone fireplace, oak beamed ceiling and a stone tiled floor. There is also a double bedroom on the ground floor.

Back in the reception hall, a wooden staircase leads to the second floor. The upper level of the house has a large master bedroom and a smaller single bedroom. A door leads to a stone staircase that descends to the garden, while another door provides access to the attic. The attic is very large and can converted into a habitable area. Beneath the living room is a vaulted wine cellar, which contains an old bread oven. It is accessed from the front of the house.

There is also a separate storage room for bikes, firewood and garden furniture. This is located off the reception hall.

In addition to the main property, there is a small plot of land opposite the entrance gate where a garage can be built. There is evidence of an old stone garage still in existence. In general, the walls and roof are in good condition, the windows and shutters are in good working order and the electricity is relatively new.
